How to choose a short-term rental in Thessaloniki: check the registry number, cleanliness subscores, host response, and location. Then see how our suites compare.

Start with the registry number

Every legal short-term rental in Greece carries a registration number, the AMA, issued through the tax authority's registry. The law requires it to appear on the listing. That makes it your fastest filter: if a Thessaloniki listing shows no number, or the host hesitates when you ask for it, move on. A registered property has a named operator behind it who is accountable for taxes, safety, and the description being true. It costs nothing to check and removes the worst category of surprise, the apartment that technically should not be hosting you at all. Ours is displayed on this site and on every listing: AMA 00002825758.

Read the cleanliness subscore, not the headline

A headline score blends location, value, and comfort into one number; cleanliness hides inside it. Open the subscores. On Booking.com a property can hold a high overall while cleaning sits well below. Cleaning is the thing you cannot fix on arrival. Then weigh the review count: a 9.6 from twelve stays means far less than a 9.5 from several hundred. Read the most recent reviews for the phrase that matters, whether the photos match reality, and ask one question the listing rarely answers: is the place cleaned during your stay, or only between bookings? Serviced and self-catering are different products, and listings rarely say which they are.

Message the host before you book

Send the host a real question before you commit, about the lift, the bed setup, or late arrival, and time the answer. The reply you get as a prospect is the best reply you will ever get; if it takes two days now, picture a lost key at 22:00. Look for a host with a name in the reviews rather than a property code and a management inbox. And ask the awkward question on purpose: a host who tells you plainly that the street is loud on Saturdays, or that the building has no parking, is a host whose photos you can probably trust too.

Map the location against your own evenings

"Central" means little in a city this walkable; ask for minutes to the places you will actually go. Then accept the trade every Thessaloniki listing makes. The nightlife quarters, Ladadika and Valaoritou, put tavernas and bars at your door and noise in your evenings, especially at weekends; a listing there that promises silence deserves your scepticism. Residential districts sleep better and walk further. Check the building, too: much of the centre is old commercial stock, which can mean a discreet entrance and a small lift, character with practicalities attached. If you arrive by car, settle parking before you book; central street parking is close to fiction.

How we answer the same four checks

Run Loena through that checklist. Registry: AMA 00002825758, shown here and on every listing. Cleanliness: 9.4 Superb on Booking.com across 490 reviews with a 9.8 cleanliness subscore, 4.9 on Google from 122, Guest Favorite on Airbnb. Housekeeping is regular during the stay, because the five identical suites at 13 Ernestou Emprar run as one serviced property. Host: we answer on WhatsApp ourselves, and the reviews say so. Location: the Ladadika tavernas are 2 minutes away and weekend nights are audible, so light sleepers can ask for the quietest suite available. The pages below hold the rest of the evidence.

Frequently asked questions

Do short-term rentals in Thessaloniki need a registration number?

Yes. Greek law requires every short-term rental to be registered and to display its registration number (AMA) on listings and advertising. If a listing shows no number and the host cannot produce one when asked, book elsewhere. Loena's is AMA 00002825758, displayed on this site and on our platform listings.

How can I judge cleanliness before booking a Thessaloniki rental?

Open the cleanliness subscore rather than the headline rating, weigh it against the number of reviews, and read the recent ones for whether the photos match reality. Ask whether cleaning happens during the stay or only between bookings. Loena's cleanliness subscore is 9.8 on Booking.com across 490 reviews, and housekeeping is regular during the stay.

Is Ladadika a good location for a short-term stay?

It is the most walkable base in the city: tavernas 2 minutes from our door, Tsimiski 3, the port and Modiano market 8, Aristotelous 9, the White Tower 23. The honest trade-off is that on weekend nights the quarter is lively and you will hear it. Light sleepers can ask for the quietest suite available when booking.

“Everything was perfect: spotless, ideal location, modern and elegant design.”

Good to know

On weekend nights, the quarter is alive.

It is the reason you stay here — and we will not pretend you cannot hear it. We keep working on the soundproofing. If you sleep lightly, tell us before arrival and we will put you in the quietest suite available.

The building is an old commercial one.

The entrance is discreet and the lower floors do not look like a hotel — the fourth-floor suites do. The lift is small and asks for a little patience. We send photo directions before you arrive, so you never have to search.

No front desk — a host instead.

Self check-in from 15:00 with simple instructions. Anything you would ask a front desk, we answer on WhatsApp — you talk directly to us.
