Five identical serviced suites on the fourth floor of an old commercial building in Ladadika — and the people who run them.
Five identical 30 m² suites in Ladadika, run by a Thessaloniki family in business since 1954 — how Loena works, who runs it, and an honest note on weekend noise.
Five suites, one floor
Loena is five serviced suites on the fourth floor of an old commercial building at 13 Ernestou Emprar, in Ladadika. All five are identical — 30 m² each, same layout, same finish — so there is no room lottery: the suite you book is the suite in the photos. Guests notice; "exactly like the photos" comes up again and again in reviews. The entrance is discreet and the lift is small, which is part of the building's character, so we send photo directions before every arrival to make finding us simple.
A family business since 1954
Loena is the newest chapter of a family business that has worked in Thessaloniki since 1954. It began with Sterlina, a textile manufacturer the Petkakis family grew from a small workshop into a company supplying the whole of Greece — first underwear and textiles; the family also remembers, from those years, contract work for European names like Adidas and Max Mara. Seven decades of manufacturing teach the things hospitality also depends on: keep your word, mind the details, fix what breaks. So when we say the suites are family-run, we mean a family that has been answering to its customers in this city for more than seventy years.
From textiles to hospitality
The move from textiles to suites was smaller than it sounds. Our building followed the same arc as the quarter around it: as Ladadika traded its industrial past for tavernas, bars, and small hotels, the building that had housed the family's textile production until 2024 was renovated, that year, into the five suites you see today, keeping its character along the way. We brought what the trade had taught us — quality materials, finishes that hold up, details checked twice — and applied it to a different product. The test simply changed from "will it last?" to "would we stay here ourselves?", and every suite is furnished, cleaned, and maintained to pass it.
What a stay includes
Each suite sleeps up to three and is built for staying in, not just sleeping in: you can cook, do laundry, and settle in for a week as easily as a weekend. Self check-in opens at 15:00 and check-out is by 11:00; early arrival or late departure can sometimes be arranged, depending on availability and possibly at a charge — ask us first. Housekeeping is on request — fresh linen at arrival, and a refresh during your stay whenever you ask. In-room breakfast and transfers can be arranged on request, at extra cost.
Queen bed plus an extra single, for up to three guests
Full kitchen and a Nespresso machine
Fast Wi-Fi, smart TV, and air conditioning
Access to a shared washer and dryer, and an iron
24/7 partner garage 250 m from the entrance (extra cost)
Your host
Behind Loena is Christos Petkakis, owner and host — guests mention him by name in their reviews, which is the part we are proudest of. He and the team answer on WhatsApp themselves, and the city guides on these pages carry his byline: he writes about the quarter he works in every day. Being local is the other half of the job — ask where to eat, what to skip, or how to get around, and you get a straight answer rather than a script. The numbers say the rest: 9.5 Exceptional on Booking.com across 455 reviews, 4.8 on Google from 94, Guest Favorite on Airbnb, and a 9.8 cleanliness subscore. We would rather earn those scores by answering quickly and cleaning properly than by promising things we cannot control.
Ladadika, honestly
We chose Ladadika for the walking distances below, and we like the quarter exactly as it is — which means being straight about the rest. On weekend nights the streets around us are lively, and you will hear them. We keep improving the soundproofing, and light sleepers can ask for the quietest suite available when booking, but we will not promise silent sleep in the middle of a nightlife district. If that trade reads fair to you, you will probably like it here.
Ladadika tavernas — 2 minutes on foot
Tsimiski Street — 3 minutes
The port and Modiano Market — 8 minutes
Aristotelous Square — 9 minutes
The White Tower — 19 minutes
The record, and where to go next
Loena Luxury Suites operates under AMA registry number 00002825758; the legal entity is Christos Athan. Petkakis & Co E.E. (registered name: ΧΡΗΣΤΟΣ ΑΘΑΝ. ΠΕΤΚΑΚΗΣ ΚΑΙ ΣΙΑ Ε.Ε.). Rates, live availability, and the cancellation terms for each rate are shown on our booking engine, reserve-online.net — policies vary by season and rate, so the terms displayed at booking are the ones that apply. For the full inventory of the suite, what to do in the quarter, or quick answers to practical questions, start with the pages below.
Yes. Every suite has fast Wi-Fi — around 100 Mbps — included at no extra charge, comfortable for streaming and video calls. Each suite also has a smart TV.
What are the check-in and check-out times?
Self check-in opens at 15:00 — we send photo directions before every arrival — and check-out is by 11:00. Early check-in or late check-out can sometimes be arranged depending on availability and may carry an extra charge; message us on WhatsApp before you travel and we will tell you what is possible for your dates.
Is there parking at the property?
There is no parking at the building itself. We work with a 24/7 partner garage — Grand Parking Thessaloniki — about 250 m from the entrance, at extra cost, arranged directly with us. Send us your dates on WhatsApp and we will explain how it works before you book.
Can I have breakfast in the suite?
Yes, on request and at extra cost: a continental breakfast box delivered to your suite between 08:30 and 10:30, with fruit juice, yogurt, mini muffins, white and multigrain toast, gouda cheese, turkey slices, honey, strawberry jam, and butter. Every suite also has a full kitchen and a Nespresso machine if you would rather make your own.
Is the building accessible for guests with limited mobility?
We want to be transparent: the building entrance includes several steps, and the lift is small, so it may not fit every wheelchair type. If you have specific mobility requirements, message us on WhatsApp before booking — we will describe the entrance and lift in detail so you can decide whether the suites will work for you.
How far are the suites from the main attractions?
Most of central Thessaloniki is within walking distance of the door: the Ladadika tavernas are 2 minutes away on foot, Tsimiski Street 3, the port and Modiano Market 8, Aristotelous Square 9, and the White Tower 19.
